Payal Industrial Park 3500 acre Master Plan

PIP (Payal Industrial Park) is spread across 3,500 acres in Dahej PCPIR. Dahej PCPIR is India's only operational Petroleum Chemicals Petrochemical Investment Region, a Special Investment Region defined for chemical industries. PIP is 8 kms’ wide, and is surrounded by large industrial estates and SEZ. The Park is planned with State of the Art infrastructure, with adequate water infrastructure, waste management utilities & other such common utilities. The utility corridor necessary for the Chemical industries enable plug – n – play access to these common infrastructure.

PIP has 4 water reservoirs with a total capacity of 92 MLD of water planned for the industries. There are 32 kms roads along with storm water drainage running across the Park, which shall provide last mile connectivity to each of the Industries. PIP has several common utilities which are planned such as: Waste Management facilities of Common Effluent Treatment Plant, Common Land fill site, Multiple Effective Evaporator; Gas related facilities of: Common Hydrogen Gas facility, Common Boiler & Steam Facility; etc. The Park shall also be equipped with basic common facilities such as primary healthcare, fire-fighting systems, guest house facilities, etc.

PIP has earmarked an area of 2,600 acres for the Industrial use. A residential cum multi-purpose community living is planned in a phase of 80 acres to provide accomodation for the employees working in the industries in the Park. The Park has made future provision of development of 200 acres to be developed as Chemical Logistics & Warehousing hub. PIP has made a provision of 7.0% park green belt cover, which shall provide conducive & greener environment to operate. PIP has been granted Environment Clearance under 7(C) A Category by the Ministry of Environment & Forestry and Climate Change (MoEFCC). With this, the industries in the Chemical sector such as: Chlor-Alkali, Fertilizer, Agro Chemicals, Petrochemicals, Textiles, Dyes & Dye Intermediates, Pigment & Pigment Intermediates, Synthetic Organic Chemicals, Specialty Chemicals, Polymers, Inorganic Chemicals, can commence the construction of their green field project in the shortest period of time.

Hydrogen PIP is exploring to setup acaptive green hydrogen plantin the park, which will besupplied to industries atdoorstep through pipednetwork. strategic advantage toindustries: enable use ofgreen hydrogen in mfgprocess thereby clean mfgregulatory compliance.

PowerPIP is endeavouring to reduce thepower cost for the industries in thepark. For this, PIP is looking to apply fora Discom license and looking for apartner who can run the discom.strategic advantage to industries: permanent low cost of power.

Livability PIP has planned for a mixed - use development of 80-85acres. the idea is to support the industries with the ahousing solution for their labour. the plans are toprovide accomodation of 8,000-10,000 houses. thesewill be for labour, managerial staff & also guest housesfor top management. the development shall happen in-house. we also plan to provide space for training centers. strategic advantage to industries: accomodationconvenience for working staff. more efficiency.

PIP Salient Features

Connectivity

The Park is centrally located and has multi-modal connectivity via Ports, Air, Rail & Roads.It is accessible via National Highway 48 (Prev. NH 8) – on the Delhi Mumbai Industrial Corridor.

Ports: The Park has access to Dahej Port, Kandla Port & Mundra Port, which are all situated in close proximity. These Ports are one of the largest in India and are located on the western coast, with good connectivity to Middle-East, Central Asia & Europe.

Air: Two International Airports of Surat & Ahmedabad are located in close vicinity.

Rail: The Park is situated close to the Western Railway Network

Location

The Industrial Park is located in Gujarat on the west coast of India in close proximity to Middle-Eastern countries, Europe, Central Asia as well as South- East Asia.
Integrated & developed within identified PCPIR (Petro-chemical & Petroleum Investment Region) by Govt. of India, to promote Chemical Industries Investment in Asia.
PCPIR of West India is spread across 453 sq. km. and has Environment Clearance, effectively reducing the setup time for industries.

Infrastructure

Located in a state of abundance, the Park has been designed with all the necessary infrastructure. Master Planning is done by CH2M.

Water:Approval for 50 MLD of treated water for the Park.

Power: Concentration of Planned & Operational - 33 sub-stations in vicinity.
